　　摘 要：This paper studies the implications of home value change on labor supply decisions of elderly people, exploiting regional heterogeneity in house prices driven by local regulatory and geographic land constraints. Using panel data from China Health and Retirement Longitudinal Study (CHARLS) 2011-2018, we show that home value growth has a negative effect on homeowners’ labor force participation: for a 10% increase in the growth rate of home value, the elderly workers are approximately 1.5 percentage points more likely to drop out of labor market. Elderly women are more responsive to changes in housing wealth than their male counterparts. Further evidence suggests that the negative effect on labor supply might mainly come through the wealth effect resulting from increases in perceived wealth, with a limited role played by the borrowing collateral effect or the cost effect in a contrary direction.
